The Reynolds is an 18-story, 130 unit multi-use condominium building located on a .70-acre site in downtown Atlanta. The building is composed of twelve (12) residential levels over six (6) levels of parking. Developed on a small urban site and built to replace open parking lots and smaller buildings, The Reynolds creatively incorporates parking into the site section without sacrificing street frontage. The lower parking levels are wrapped with 11,000 sf of retail space, which activates the streetscape and conceals the parking structure. Each residential level accommodates eleven (11) residential units in sizes ranging from 780 sf to 1480 sf. The structural system is post-tensioned concrete with continuous columns from the base to the tower. The residential tower floor plate is smaller than the retail/parking deck floor plate, which allowed for an exterior amenity space at the first residential level (7th floor). The amenity deck's spacious terrace includes a pool and covered pavilion with views of Midtown and Downtown Atlanta and east to Stone Mountain. From early in the design process, the building was intended to be more traditional, varying from the current trend of glass-clad towers. The Reynolds is classic in design and proportion, taking cues from historic buildings such as the Georgian Terrace and the W.W. Orr building, along with other historic buildings downtown. 'Green' environmental design considerations were also used in the design of The Reynolds. The site itself is within walking distance of public transportation. The density of the site was maximized and parking accommodated while providing active street frontages. Site plantings were confined to regional plants which require less watering. Up-lighting was not used at the exterior to help reduce light pollution. The Reynolds is the first multi-use development in the oft-overlooked SONO area. It will serve to activate the street fronts at Peachtree and Linden with retail possibilities. In addition, it has encouraged more development in the area, bringing a higher tax base to SONO.At last check, the units are 50% sold. There is a percentage of TAD units available for those with lower income levels.
